Pinner House is situated in Church Lane Pinner Middlesex a quiet road in the heart of the old Pinner Village. We are next to a C of E church and a few minutes’ walk to local shops and restaurants. Pinner tube station (on the met line) is under 10 minutes’ walk from Pinner House. There is a Sainsbury supermarket and an M&S food hall also in central Pinner.

We keep a list of interested potential residents and when a flat becomes available we would go to the list and contact everyone in strict order from when they joined the waiting list. An application form must be filled out. You would then be asked to attend an informal interview with the manager and a trustee where you can ask any questions you may have. A swift decision would then be made by Pinner House and generally the flat would be made available to you around 6 weeks after the interview subject to any redecoration that needs carrying out.

All flats have their own private kitchen facilities, so residents prepare their own food. The flats have electric cooker, microwaves and sinks. 
For laundry we have a laundry room with washing machines and tumble dryers. These can be used by residents on a rota system
Showers/ baths. Many flats have showers but not all of them. We have 2 communal bathrooms for resident use.
We also have a hairdresser in a dedicated hair salon room who visits every Tuesday

The main entrance is around the side and residents have a key to let themselves into the main building. They then have their own personal key for their individual flat. At the front door we have a CCTV security system and a buzzer. We have 24hour on site management so if you were to mislay your key you can contact the manager on duty via the buzzer who will let you in. Also, your guests will need to use the buzzer system to identify themselves to the manager in order to be let in. Once in Pinner House your guests will need to sign in on the visitor book

No, they are only available to rent

This depends on the flat as they are all different. As we are a charitable organisation, we aim to keep rents at a very reasonable costs and they are below levels of similar flats in the local area. There is also a service charge, and these are also kept very competitive. The rents are reviewed every year in April in line with Government rent guidelines issued to social housing providers. You will be able to get the rental costs from the office once a flat is available. Electricity charges are paid per flat by the residents to your chosen utility supplier. Council tax where applicable is also paid by the resident to Harrow council

Yes, these are available in each flat – sky would need to be installed by the resident and can be linked to the communal dish on the roof of Pinner House

We don’t allow pets to be kept in the flats.

We have very limited car parking (9 spaces) that are allocated on a first come basis. There is parking also on Church Lane and a resident's permit can be purchased for all day parking (£70 per year) or you can park any time for free other than 11.00- 12.00 Monday to Friday. Weekend parking is unrestricted.

Yes, we have a mobility scooter shed with electric charging points that is all secured

Yes, we have lovely gardens all professionally manged by our gardeners. We have table and chairs and parasols at the front of Pinner house for our residents to enjoy

Yes, and all residents can join. They meet on a monthly basis and the chairperson represents the resident’s views at the monthly trustee meeting

Yes, we have a manager and a deputy manager who work on a rota basis we also have experienced bank staff who deputise for holidays / illness. Pinner house is staffed 24 hours a day.

We are not a nursing home, so they do not provide nursing or medical care but can get assistance if any residents feel unwell. Every morning they will call each resident and ask them if they are ok with a friendly good morning. Each flat has an emergency pull chord which the manger will answer 24/7. If you have any maintenance issues these should be reported to the manager or require any general assistance and they will try to help.

On a day-to-day basis it’s the on-site management. Pinner House has a board of trustees who run and oversee the House. They are all volunteers and responsible for all aspects including the governance of the House under governance arrangements issued by  the Charity Commission. A list of trustees is displayed on the notice board and on this website

This is decided in the meetings with the residents and typically we have film evenings in our dining room (75inch TV) bingo, cheese and wine, chair exercise classes, language classes as well as occasional outings to local attractions and pub lunches. We also have an annual Xmas lunch and summer garden party.

Yes, we have a relationship with local traders that you pay direct

Yes, this covers all aspects of living at Pinner House that will be issued to you when you take up residence

No this is not allowed for fire reasons, but we do have a guest room that can be rented at a nominal amount per night.

They love it – every year the trustees undertake an anonymous satisfaction survey with the residents. We get very high levels of satisfaction with 100% of residents very/ quite satisfied with overall living at Pinner House. The trustees are very proud of these exceptionally high scores and the trustees aim is always to put the resident’s interests first in everything we do
